Roof Repair in Guthrie That Adds Years to the Roof You Have
Most roofs that leak are not finished. They have one weak point, usually flashing, a vent boot or a few lifted shingles. We find that point, repair it with materials that match, and tell you plainly how much life the rest of your roof has left.
A Repair Is Upkeep, Not a Patch
A good repair restores the way your roof sheds water. That means working the new shingle into the courses above and below it, sealing flashing so it moves with the house, and replacing the rubber boot that cracked instead of smearing sealant over it. Done that way, a repair can carry a sound roof for many more seasons.
Repair is the right call when the damage is limited and the shingles around it are still flexible and holding their granules. When the problems are spread across every slope, or the decking underneath has gone soft in several places, we will say so and walk you through roof replacement as an option. You decide with the facts in front of you.
What a Roof Repair Includes
Finding the leak
Water usually gets in well above the ceiling stain and travels along the decking or a rafter. We trace it from the attic and from the roof until we reach the true entry point.
Replacing shingles
We remove cracked, creased or missing shingles and nail new ones in proper line, sealed to the strip above. We find the closest match we can in shape and color.
Flashing, boots and vents
Flashing at chimneys, walls and valleys, along with pipe boots and roof vents, is where we find most leaks. We reset, reseal or replace these parts so they shed water instead of relying on caulk.
Fixing the decking
When a leak has softened the plywood or plank decking, we cut out the bad section and put in new wood before laying fresh underlayment and shingles.
Ridge and edges
Loose ridge caps and lifted drip edge give wind a way under the roof. We refasten or replace them so the edges hold in the next storm.
Signs Your Roof Needs a Repair
A stain on the ceiling
Even a small brown ring means water has reached the drywall. The sooner the source is found, the less decking and insulation get soaked.
Shingles on the lawn
After a windy night, pieces in the yard mean a gap is open somewhere on the roof. Exposed underlayment does not hold up long in sun and rain.
Granules in the gutters
Heavy grit collecting in your gutters or at the downspouts can point to worn or hail-bruised shingles. A few granules are normal on a newer roof; drifts are not.
Damp or dark spots in the attic
Look at the underside of the decking around vents and the chimney. Dark staining, damp insulation or a musty smell usually show where water is getting in.
Cracked boots or rusted flashing
Rubber pipe boots split after years of hot summers and cold snaps. Rust or gaps along metal flashing are an early sign worth catching before the first leak.
What Happens on a Repair Visit
- 1
Start with a call
Tell us what you have seen, where it shows up and what weather brings it on. That lets us bring the right materials.
- 2
Checking from above and below
We look at the trouble spot from the attic and from the roof and photograph what we find, so you see the cause for yourself.
- 3
The estimate in writing
We spell out what needs fixing, what can wait and what each piece of the work involves. If the roof is nearer the end than one repair would suggest, you hear that as well.
- 4
Making the repair
We cover plantings and walkways below, take out the damaged materials and rebuild the spot one layer at a time. Most repairs wrap up in one visit.
- 5
Cleanup and last look
Old shingles go in our truck, and we collect stray nails from the beds, lawn and driveway. Before leaving we check the repair once more and send you photos of the finished work.
What Shapes the Cost of a Repair
Two repairs that look alike from the driveway can be quite different jobs once we are on the roof. The price depends on what is found under the shingles and how much work it takes to restore the area properly. We put every part in writing before we start, so nothing comes as a surprise.
- How far the damage reaches
- A single lifted shingle is a short job. A leak that has run for months may mean replacing underlayment and decking across a wider area.
- Pitch and access
- Steep roofs, second stories and tight spots near trees take more time and safety setup than a low, open slope.
- Materials and matching
- Common architectural shingles are easy to source. Discontinued colors, metal, or specialty products take more effort to match well.
- Flashing and penetrations involved
- Repairs around a chimney, skylight or wall junction involve more layers of metal and careful sealing than open field shingles.
Roof Repair Questions We Hear
Something not covered here? (572) 213-2033
Can you match my existing shingles?
Usually we can get close. Shingles fade with sun, so even the same product will look slightly brighter at first and weather in over time. If your color is discontinued, we show you the nearest options before anything goes on the roof.
Is it worth repairing an older roof?
Often it is, if the shingles are still flexible and the decking is sound. A well-placed repair can buy several more years and give you time to plan. If the roof is brittle across most slopes, we will explain why roof replacement may cost you less over time.
Why is the stain nowhere near where you found the leak?
Water rarely drops straight down. It runs along the underlayment, a rafter or a pipe until it finds a low point, and that can be several feet from where it entered. That is why we check from the attic as well as the roof.
Will my insurance pay for the repair?
It depends on the cause. Sudden wind or hail damage is often covered, while wear and age usually are not. We document what we find with photos, and if the damage came from weather, our storm damage repair page explains how we help you through the claim without acting as your adjuster.
Should I have the rest of the roof looked at while you are up there?
We look at the roof as a whole on every repair visit and point out anything that is starting to wear. If you want a full written report on the whole roof, our roof inspections cover that in more detail. Overflowing gutters can also push water under the edge, so we will mention it if your gutters need attention.
